Do you manage rentals with tenants?

No, Headwaters Home Management focuses solely on second homes that remain mostly unoccupied while the owners are away. If you have family or friends staying in your home; that’s fine of course. We do not facilitate a rental property or manage tenants.

What about short term rentals?

We do not manage rentals or short term rentals.

Do you manage homes outside of pagosa?

Yes! Pagosa Springs is where we live, but we have reliable transportation to get us to your home. Give us a call to discuss your specific location; if it’s way out there or requires special vehicles to access it during the winter, we may add a fee for that. If you’re too far for us we will refer you to someone else in the area who may be able to help you.

what kind of homes do you manage?

Headwaters focuses primarily on higher-end second homes. However, we are building a network that could help you manage your condo, vacant land, or off-grid cabin. Give us a call and we can work out the details.

Are you accepting new clients?

Yes! If you or someone you know has a home that needs management, please reach out to us. We offer a referral bonus to anyone who recommends a client that is a good fit for us.

How much does this cost?

We have two service plans involving weekly checks ($350/mo) and twice-a-month checks ($200/mo). Other services are added on per your preferences and individual needs on a per-occurrence basis. Click the link below to download our fee schedule.
